Should You Replace Your AC if Selling Your House?

The housing market in the LA area has skyrocketed since 2020. With historically low interest rates and relatively low inventory, many homeowners are finding that 2022 is the ideal time to sell their homes for unheard-of prices. While it may seem like people will buy just about anything right now, this just isn't true. If you plan to sell your home, you still need to make sure it is as attractive as possible to buyers.

Glendale summers can be brutal. Consequently, many buyers are concerned with the condition of a home's cooling system. Replacing an air conditioner can cost thousands, and the last thing a home buyer wants is to purchase a home at a premium and then have to replace the AC a few months later.

Questions many homebuyers ask about a home's AC:

  • How old is the system?
  • When was it last serviced?
  • What is the expected lifespan?
  • Is there central cooling throughout the home?
  • Have there ever been any problems with the cooling system?

So, what does this mean for you, the seller? Keep reading to find out.

Does Your AC Need To Be Replaced?

Most buyers will expect not to have to replace the home's major systems for several years after purchasing a new home. Because air conditioning systems can be expensive to replace, knowing that you will have to spend several thousand dollars immediately after purchase can put a lot of buyers off. That being said, if you are selling your home, you may not have to replace your AC.

Whether to replace your cooling system before putting your home on the market will be different for everyone. While a new AC may be a good selling feature, it is not the only thing buyers are looking at. A good rule of thumb is that if the AC isn't working or is very old, you may benefit from replacing it before placing your house on the market.

Signs that your AC needs to be replaced include:

  • It isn't cooling efficiently
  • It runs continuously to maintain the temperature you set
  • It is 10+ years old
  • It is in disrepair
  • You are experiencing chronic repair problems
  • It doesn't work at all

Are issues with your air conditioning system, and are you considering selling your home? In that case, you should schedule an inspection with one of our cooling specialists at Moe Plumbing Services. We can look over your entire HVAC system and help you determine when your AC should be replaced. Doing so can help you decide whether to replace before selling with confidence.

When You Should Not Replace Your AC

While there are clear situations in which you should replace your air conditioning before selling, there are other circumstances in which you might not want or need to. For example, if you are selling a property that will likely be heavily remodeled or torn down, you won't want to spend the money replacing the air conditioning system. Similarly, if the current AC system is relatively new and running well, there is no reason to replace it when selling.

As you can see, there is no simple answer to AC replacements for properties going up for sale. While a replacement may help one person to sell their home, it may not make a difference for another property. Before replacing your air conditioning system, you should speak with both our AC repair and installation experts and your listing agent.
